JOB DESCRIPTION:    The Building Maintenance Superintendent position is structure and craft work in directing and overseeing repair, construction and maintenance activities at the Maine Air National Guard Base in Bangor.  The successful candidate will be  responsible for a sixteen-person crew to include Carpentry, Masonry, Painting, Electrical, Plumbing, HVAC, Material Control, Custodial Services and Roads & Grounds Maintenance.  Occasional travel to additional bases in Portland and Augusta is required..

JOB DUTIES: 

  • Determines, plans, assigns and evaluate work and work procedures in order to accomplish ANG goals
  • Plans, coordinates and supervises work projects in order to meet established standards and ensure maximum maintenance program effectiveness
  • Estimates and projects material and labor expenditures for new construction, alterations and reports in order to maximum use of available resources
  • Reviews plans for new construction, alterations and repairs in order to recommend changes needed for compliance with established standards
  • Inspects buildings in order to ensure compliance with OSHA regulations and fire safety codes and makes recommendations and/or corrections for unsafe conditions.
  • Implements and complies with human resource laws, policies, procedures and practices such as: AA/EEO, recruitment, employment, position classification, performance appraisals, training, discipline, contract administration, human resource components of security protocols of agency information security and confidentiality policies, and employee safety.

SKILLS & ABILITIES REQUIRED:

  • Knowledge of applicable state and federal laws, rules, regulations, policies and procedures.
  • Knowledge of  the  methods,  practices,  materials,  and  equipment  of the  building  trades  including carpentry, masonry, painting, electrical, plumbing, HVAC, custodial, road and grounds maintenance, automotive repair, and boiler operations. 
  • Knowledge of labor and materials cost estimation. 
  • Knowledge of building maintenance and preventative maintenance programs. 
  • Knowledge of OSHA, fire safety, and life safety guidelines and regulations. 

MINIMUM REQUIREMENTS:    A five (5) year combination of experience, education and/or training in general maintenance and repair work including three (3) years in a supervisory capacity.  Valid Maine State Driver’s License required.

Preference may be given to applicants possessing experience with military construction contracts and preparing Statements of Work. 

In order to obtain permanent status in this position, the successful candidate must pass a Department of Defense background check.
